Booking
Firm bookings should be made either on our website or by phoning our switchboard.
The Booking should be accompanied by either the deposit or, if booking less than 2 calendar months in advance, by payment in full. A full payment will be treated as both an initial and balance payment.
Bookings can only be accepted from individuals over 18 years of age and will be confirmed in writing.
We reserve the right to refuse any booking prior to the issue of written confirmation.
Initial Payment
A deposit of 20% of the hire charge is required before a booking can be accepted. This should be made by cheque or credit card and will be refunded if the accommodation is not available.
A Security Deposit of £200.00 is required with your final payment and will be refunded in full or part within two weeks after the Tenants’ departure date.
Balance Payment
On completion of your booking and deposit or full payment, we shall send you an invoice/receipt for the balance and confirm your booking. Any balance is payable two calendar months before your holiday. On receipt of your final or full payment, we shall send you details on how to get to your holiday let and the welcoming arrangements.
Payment Methods
Cheques or credit card instructions should be made to "Niton Barns" and sent to:-
Niton Barns, Niton Manor Farm, Blackgang Road, Niton, Isle of Wight, PO38 2BT If paying by cheque, booking will remain provisional until cheque has been cleared.
Arrival and Departure
Bookings are from Friday to Friday, unless agreed otherwise. The accommodation must not be entered before 1600 hours on the day of arrival and must be vacated by 1000 hours on the day of departure.
Cancellations
Once a booking has been confirmed a contract has been made; the deposit cannot be refunded thereafter, and the balance of the hire is due not less than two calendar months before the start of the let. However, if written notice of cancellation is received not less than two months before the start of your holiday we will attempt to re-let the
accommodation, although no guarantee of successful re-letting is given. In the event of re-letting taking place the deposit only will be retained and any balance will be returned to the hirer. If written cancellation is not received within two calendar months before the start of your holiday then the following cancellation charges are liable.
56 – 29 days before commencement of holiday 50% of total cost
7-28 days before commencement of holiday 75% of total cost
1-7 days before commencement of holiday 100%
Curtailment
Should your holiday be curtailed (cut short) resulting in your surrender of possession of the property sooner than the agreed term, we shall not be liable to pay any refund of rent to you in respect of the booking or any cost incurred by you as a consequence of the curtailment of the holiday.
Responsibilities of Hirer
The accommodation must not be sub-let or occupied by more people than is stated on the booking form.
The accommodation must be left clean and tidy and we reserve the right to charge for any additional cleaning requirements. Any extra cost required for cleaning will be deducted from your security deposit.
The hirer is responsible during the period of hire for any losses or damages to furniture, fittings or structure whether caused wilfully or not. We reserve the right to charge the full costs of repairs or damage caused during your occupancy.
Non-availability of Property
If for any reason beyond our control the property is not available on the dates booked, we will notify you by telephone and confirm in writing. All hire charges paid in advance will be refunded in full. No further claim can be made against us.
Liability
Whilst every effort has been made to provide you with the accommodation you desire occasionally properties, their installations, fixtures, fittings, equipment and appliances may require remedial work in the event of failure or breakdown. It is essential that you contact us at the earliest possible opportunity whilst you are in residence to report any failures or breakdowns you observe. Complaints made by you of a transient nature,( i.e. cleanliness, heating etc) following expiry of the terms of your occupation of the property can not possibly investigated and will not be considered by the owner.
We cannot accept any responsibility or liability for death or personal injury sustained on the premises, nor loss of, or damage to personal property brought into the premises or its grounds. We cannot be held responsible for the failure of public services (e.g. water, gas, electricity etc) or any disturbance, which is beyond our control.
Pets
Dogs are allowed by prior arrangement only, at a cost of £30 each. All pets are to be kept under strict and proper control at all times and dogs are not to be left alone at any time in the accommodation or on the premises.
Linen
Duvets, pillows, bed linen & towels are all provided (excluding cot linen and beach towels), and will be changed between tenancies and weekly during tenancies.
Special requirements
You must ensure that arrangements are made for any special requirements such as cots, high chairs, stair gates etc. Items such as these will not automatically be provided. Please contact us at least 4 weeks prior to your arrival to make any necessary arrangements.
Data Protection
For the purposes of the Data Protection Act 1998, Niton Barns are the sole data controller of all personal data provided to us by customers and prospective customers.
Prices and Website/Brochure Accuracy
Please note, the information and prices shown on our website or in our brochure may have changed by the time you come to book your holiday. Whilst every effort is made to ensure the accuracy of the website, brochure and prices at the time of printing, regrettably errors do occasionally occur. You must therefore ensure you check all details of your chosen holiday (including the price) with us at the time of booking.
