General

What deposit is required?

A deposit of 20% of the hire charge is required before a booking can be accepted. This should be made by cheque or credit card and will be refunded if the accommodation is not available. A Security Deposit of £200.00 is required with your final payment and will be refunded in full or part within two weeks after your departure date.

What is your cancellation policy?

Once a booking has been confirmed a contract has been made; the deposit cannot be refunded thereafter, and the balance of the hire is due not less than two calendar months before the start of the let. However, if written notice of cancellation is received not less than two months before the start of your holiday we will attempt to re-let the accommodation, although no guarantee of successful re-letting is given. In the event of re-letting taking place the deposit only will be retained and any balance will be returned to the hirer. If written cancellation is not received within two calendar months before the start of your holiday then the following cancellation charges are liable

  • 56 - 29 days before commencement of holiday 50% of total cost
  • 7-28 days before commencement of holiday 75% of total cost
  • 1-7 days before commencement of holiday 100%
What are the Arrival and Departure times?

The accommodation must not be entered before 1600 hours on the day of arrival and must be vacated by 1000 hours on the day of departure.

What type of linen do you provide?

Duvets, pillows, bed linen & towels are all provided (excluding cot linen and beach towels), and will be changed between tenancies and weekly during tenancies.

Do you allow pets?
Neil Simmons answers:

Dogs are allowed by prior arrangement only, at a cost of £30 each. All pets are to be kept under strict and proper control at all times and dogs are not to be left alone at any time in the accommodation or on the premises.

Is there parking?

We have an off road parking area for approx 15 cars.

What about any Special requirements?

You must ensure that arrangements are made for any special requirements such as cots, high chairs, stair gates etc. Items such as these will not automatically be provided. Please contact us at least 4 weeks prior to your arrival to make any necessary arrangements.

Can you arrange our ferry crossing?

Ferry crossings can be arranged through Niton Barns. For more information please contact us.

Are we able to arrange grocery deliveries?

Many guests now arrange supermarket deliveries, all the major supermarkets are on the Island including Tesco, Waitrose, Somerfield, Co ops and Sainsbury's. When placing the orders please state the name of the barn you are staying in.

Can you arrange outside catering for parties & events?

We are able to recommend outside caterers to create anything from a finger buffet to a full 3 course meal, please contact us for further details.

What’s nearby?

Niton village is split into two halves by a break in the inner cliff large enough to house the main road through Niton to Ventnor.

Upper Niton lies in a hollow and is set around a crossroads. In this area you will find a church, an 8-til-late shop, bookshop and hardware store, pub, public lavatories, doctors surgery, pharmacist, post office and coffee shop. Very recently, a well known potter has established a workshop in the village and although most items are made for the London market, some items may be available for local purchase. The display also shows items made by pupils in the nearby village primary school.

The village church yard holds the memorial to Edward Edwards, a co-founder of the British Public Library system and the village houses a small but well supported village library, run by local volunteers. The church was founded by William Fitz Osborn and given to an abbey in Normandy until Victorian times when it was extensively restored and rebuilt. Adjoining the church graveyard you will see Manor Farm with its lovely stone farmhouse.
Travelling down the main road towards St Lawrence you will come to the lower village which was a small fishing hamlet until the 19th Century. This part of Niton flourished due to the popularity of Ventnor as a health resort and many Mansions and holiday cottages were built here. There is a pub at the Undercliff called the Buddle Inn. It has a stream running through the garden and a splendid view overlooking the sea. Opposite are steps leading down to Castle Cove with its history of smugglers and ghosts.

Further along Undercliff Road in a Westerly direction you will come to a lane leading to St Catherine's point and Lighthouse. At the lane end is a car park from where you can walk over a beautiful area of undulating countryside, an area popular with birdwatchers and walkers alike. This is the most southerly point on the Island. So Niton, although small, has much to offer. Much of the original village charm has been preserved and Niton is an ideal base for many scenic walks.

What is there to do on the Island?

The Island offers up plenty to do whether you would like to take a lengthy walk along the southern coastline which runs along side the military road or you want to hop in your car and explore.

Within five minutes of Niton Barns you will find Blackgang Chine, the islands best and most fun packed attraction. This theme park takes you into the world of pirates, dinosaurs, haunted houses and lots more. 
 
Carrying on along the coastal road there is Isle of Wight Pearl, here you can see and buy beautifully crafted jewellery.

 A little further along the way at The Dinosaur Farm you can learn about these extinct animals, see prehistoric fossils and even bring your fossils along to be identified.

 Once you have discovered these island treats you come to the next town of Freshwater which is home to the famous Needles which can be seen jutting out on the islands west coast from the mainland, here you can take a walk up to The Old Battery where you can see the Needles in all there glory. Right next door is Alum Bay. Take the stair lift to the beach to discover the unique coloured sands, play in the amusement park and make your very own coloured sand souvenir.

 Ventnor is the closest town to Niton, just 10 Minutes drive away.  Here you can find sandy beaches, winding costal roads, quant and unique shops, charity store, the nearest supermarket, Somerfields. As well as this you can find plenty of places to eat catering for all tastes.  
 Newport, the capital of the Island is the main shopping town with many high street stores and several major supermarkets. There are also plenty of places to eat, both modern and traditional.  

 The Isle of Wight has many historical homes and castle to visit. Osborne house, which was once home the Queen Victoria. Carisbrooke Castle, Where Charles I was hold prisoner before going to the tower to be beheaded. The said to be haunted Appuldurcombe House. and many more.
